COST MARKET ANALYSIS
MLSvideo will provide you reports of similar properties so we can properly price your property. We perform a detailed Cost Market Analysis of your property, including not only MLS date but additional tax record information from previous sales. This detailed analysis will include comparisons to previously sold properties similar to your own. It will also include a listing of similar properties currently for sale and their asking price within your area to assist you in determining a fair market value.

WEB PAGE
MLSvideo will produce a professional looking web page of your property for sale. Included on the web page are the same photo's and description that is contained in the MLS listings. This page is also linked to the MLS system's virtual web page link for additional marketing of your property.

ADVANCED WEB PAGE FEATURES
MLSvideo will work with you to design the features which together we feel will best market your property. This can include but not be limited to videos and 360 degree virtual tours of your property on the Internet. A very special feature we include on the web page is a subscription mailing list for your individual property. Those that stop by the web site can sign up for this e-mail newsletter and thus this enables us to keep close contact with any individuals who express interest in your property.

MLS LISTING
MLSvideo will take care of making sure you listing information on the MLS is always upto date and properly worded to create maximum market interest.

ADVANCED FLYER FEATURES
A professionally designed one page flyer which we will display on your sign post at the property for sale. MLSvideo takes care of printing full color professional flyers on thick cardboard for all our full service listings. Larger homes may require four page flyers which we also create so we can properly give a nice overview of the property on your marketing materials.

PHOTOS
MLSvideo will take several pictures of your property when we meet with you at your property to sign all the necessary paper work. If you prefer you can also provide us with your favorite photos and we will incorporate those into all marketing materials.

VIDEO TOUR
For full service listings we can make video's and virtual tours of your property. These video tours are then mass marketed to other brokers and the public through Internet sites to get you absolutly the best marketing possible for your property.

SIGN POST and SIGN
Professionally installed sign post. Not a cheap one that you find at the hardware stores, but the same high quality white posts that many real estate agents use daily along with our own professionally designed sign. MLSvideo will have it installed or removed within 1-2 days once we obtain instructions from you.

LOCK BOX
A lock box is secured to your front door or outdoor fixture which when accessed by Real Estate Agents they can obtain a key to your residence. This allows agents to show your property when you are not available. Many For Sale By Owners may prefer not to have a lock box installed to prevent unauthorized Real Estate Agents from entering. Though if the property is usually unattended, they can be very beneficial. We install only the professional lockbox's used by all real estate agents, allowing us to monitor who accesses your property.

REAL ESTATE FORMS
MLSvideo will provide you with the Washington State Seller Disclosure (Form 17) and The Law of Real Estate Agency disclosure. Along with any additional forms a seller may require such as Lead Paint Disclosures.

PRELIMINARY TITLE
As an added service we will open up a preliminary title on your property. MLSvideo.com has a partnership with LandAmerica Transnation for our Title and Escrow services associated with all of our flat fee plans for both buyers and sellers. You will receive a complimentary copy of the preliminary title, $100 off escrow fees, and an additional 10% off of your title fee when you order both title and escrow. TAX RETURN SERVICE
MLSvideo uses the expertise of Accounting Group to consult our clients with Real Estate Tax advice upon closing a transaction. MLSvideo clients occur no additional charges for this advice and the preperation of their tax returns for the year in which they close a real estate transaction, when represented by MLSvideo as their agent.
